All apartments are made ready by a coordinated effort of our maintenance team, vendors, and office staff. Your apartment will be freshly painted, professionally cleaned, any needed maintenance performed, followed by a detailed make-ready inspection to ensure your new home is in tip-top condition for your move.

Yes, for your convenience we have a professional maintenance team on-site ready to assist you with all your maintenance needs.  Additionally, we offer 24/7 emergency maintenance.  

For non-emergency service requests, you can submit a work order through our convenient, user friendly, online Resident Portal. If you need assistance or have any questions regarding how to submit a request or navigate the portal, you can contact our office and a team member will be glad to assist.  For all emergency needs, during or after business hours, you will call our office, select the prompt for maintenance emergencies, and leave a detailed message with your name, apartment number, best callback number, a brief description of your emergency and our on-call maintenance team will assist right away.

We have on site maintenance staff during normal business hours to perform service requests. Work orders are addressed in the order they are received unless it is an emergency.

With your permission, we can perform service requests when you are not home.  When a work order is submitted in the  resident portal, you will be asked if we have permission to enter.  If we are not granted permission to enter, a maintenance technician will contact you to schedule the repair. 

If the office is open, we are happy to let you in during normal business hours. After hours, a maintenance technician will give you access for a nominal charge.

Yes, we encourage you to decorate your apartment. We ask upon move out that any nail holes are filled in. 

Resident lounge with community kitchen and cozy sitting area with fireplace, conference room, fitness center, common area Wi-Fi, rooftop deck with pergola and firepit, 24/7 package room.

We offer covered garage parking for all residents for a fee. You can choose between assigned or unassigned.  We also offer premier EV charging spaces.  Contact our office today for current parking rates. 

All apartments come equipped with a Bosch washer and dryer. 

Yes, we love pets! We welcome cats and dogs for a nominal monthly fee. 

$50 per month, per cat and $75 per month, per dog.

No weight restrictions. Restricted breeds are as follows: Pit Bull, Staffordshire, Rottweiler, German Shepherd, Presa,Canario, Chow Chow, Doberman, Akitas, Wolf-hybrids, Mastiff, Cane Corso, Alaskan Malamute.

Yes!  For your convenience we have a dog park onsite.  

Washer/Dryer, stove, refrigerator, garbage disposal, microwave.

We do offer short term leases depending on the season and availability.

We use the Butterfly system which allows our residents to have 24/7 access to the package room.

We accept walk ins, however we encourage appointments so that we can ensure that we are available and you do not have to wait. 

We are on site everyday during normal business hours.

All applications can be submitted through our website.  Simply go to the "floorplans" tab, then select your desired apartment.  The process is quick, easy, and secure!  

$500 at the time of application, which will be held as a security deposit if you are approved, plus a one-time $100 lock and key fee.  Upon move in, you will pay the prorated rent for that month.  We do not charge an application fee or require last month's rent. 

Online payments through our secure, user friendly, resident portal are encouraged.  You can schedule recurring payments or make payments manually each month.  Checks and money orders are also accepted. 

Other than optional parking, storage and pet fees, there are no monthly charges other than rent. 

Yes, minimum coverage requirement is $300,000 in liability coverage and $12,000 in personal property coverage. 

You will be responsible for gas, electric, water and sewer.  All utilities are individually metered so you only pay for your actual usage.  

All contact numbers will be provided on your Welcome Home letter prior to your move in date.

We do offer resident referral bonuses from time to time.  Contact our office for current specials. 

Although we do not provide guest parking, there is ample covered, city parking right next to the building for only 75 cents per hour!

Lease terms and rental rates are contingent on availability.

We do not permit subletting as all of our residents must complete the application process including background screening.

We offer 2 lease break options should you need to terminate your lease: 1.) Provide 60 day's notice and pay a penalty fee equal to 2 month's rent. 2.) Pay rent until a new resident moves in or your lease expires, whichever occurs first. 

Yes the closest MBTA station is only 0.2 miles away!  

We are conveniently located steps from Star Market, CVS, Caffe Nero, Henry Bear's Park, several banks, and many restaurants and shops.  We are also just minutes away from I-90 and I-95.  Our location cannot be beat, come check it out and see all Newtonville has to offer!
